When you are going to sell your home, you need to take the words YOUR HOME out of the equation. This may sound really odd for me to say but once your home is up for sale it is no longer your home it’s a house for sale.
One of the most important things to do when selling your house is to de-personalize it, you’ve heard this statement before, I’m sure.
The more of your personal things are in your house, the less prospective buyers can imagine themselves living in it. Things like family photos, memorabilia collections and personal keepsakes. You may want to consider hiring a home stagger to maximize the full potential of your home.
Staging simply means arranging the furniture you have to best showcase the floor plan and maximize the use of space.
When a potential buyer sees all of these really personal items they sometimes feel bad that they are taking over your home and no longer see their family in there, they see your family still there. Make sense? This is why model homes do so well in a new development. A new buyer only sees how the home may look with their family pictures and memorabilia in there without having the mental picture of your family in there.
You’ve also decorated the home with your lifestyle and family in mind and you don’t always see how busy it is, we all become blind to what is really in the space. Just like when you have a renovation in your home being done and it lasts far longer than you originally planned. You stop seeing the mess of the renovation because you’ve lived with it for so long. It works the same way with your things in the home. You don’t see how full the space looks to everyone else you just see your loving family and your life in that space.
This goes with the paint colours as well. You chose them to suite your taste and your furniture, but for a lot of people they can’t imagine their furniture in a space where the walls were painted a bright pink. A lot of people have trouble imagining what that space could look like as a different colour.
I’ve come across this so many times over the years of being a Real Estate Representative, lost sales because a home owner insists that what they chose is so beautiful, they could not imagine everyone else not wanting it that way too. Or that anyone coming to view the house will understand that you still live in there and want all of these personal items around you every day. You are selling your house. Remove yourself from it being your home for now, you are moving into new home that you can add all of these personal touches again. Let a potential buyer see themselves in the house so they can imagine this as their new home.
